Why Shared Office Space?
In today’s market, Tenants are seeking to shrink their footprints to do more with less, reduce their long-term financial exposure, and delay leasing decisions. Work-from-home orders have accelerated the trend to remote and hybrid work. Still, human resource and broader market surveys suggest there will continue to be a need for office space to facilitate team interactions and creative collaboration, as well as support high-value workers who need or prefer to work in an office environment. Against this backdrop, Shared Office Space of Lansing (SOS) is ideally positioned to meet the needs of your clients.
SOS leverages a forward-looking, modular buildout that enables us to meet a client’s immediate and evolving needs without the burden of cumbersome long-term leases— although term commitments are available to those clients that desire one. More than a Landlord, SOS will provide full-service office solutions, as well as expanded B2B services over time. We are able to serve clients ranging from single-person start-ups all the way through Fortune 100 national tenants requiring custom layouts and serving hundreds of site-based and remote employees.
SOS avoids the waste and inflexibility of traditional office construction; we utilize modular systems that create high-quality, highly adaptable spaces. A raised floor conceals a plug-and-play power and data harness that can be adjusted without requiring permits or trades in order to meet new member requirements on the fly. Demountable partition walls featuring a high percentage of glazing and wireless access control can be dustlessly reconfigured to demise open workspaces, team rooms, private offices, and more. Private offices are capable of delivering filtered air, and private restrooms are sterilized between each use to improve and protect member health.
Our flexible terms and buildout are particularly well suited to meet the challenges imposed on businesses by the Post-COVID environment, including the potential to serve clients on either a membership or traditional tenant/lease basis. We additionally offer corporate memberships for clients who may have traditional office space but need intermittent access to conferences and other facilities.
We are here to help you serve your clients and would be happy to prepare proposals tailored to their needs.
How do commissions work?
SOS pays qualified brokers a 6% commision for clients who become Members.
Because SOS memberships are based on flexible terms, we pay commissions in advance on a quarterly basis for as long as your client is a member.
Commissions are based on the full membership fee paid by your client (inclusive of all taxes, utilities, insurance, CAM, furnishings, and SOS amenities).
